It can be a really exciting thing for business owners who are renting their first office space. This is a big decision and one that shouldn’t be rushed into. There are so many factors that need to be considered, as they could impact your final decision. It can be a thrilling time; your business is going up in the world. You probably started off in coffee shops or working from home. But now you have the chance to move on up in the world and get something which you can now call your own. Even though it is an important time, you have to remember that mistakes can happen, however, if you keep on reading, you’ll find some helpful tips on how to make things easier for you.

Figure Out How Much Space your Business Needs – Now and in the Future

You need to have a clear idea of what you actually want as soon as you start looking for places. There’s no point looking at offices if you aren’t sure about how much space you actually need. It’s the same thing whenever you go shopping for food or clothes, if you don’t have a clear image in your head of what you want, then you’ll never get it.

So, before you even start looking at office space, you should sit down and discuss what size do you need. You want to make sure that it’s big enough but also you don’t want to be paying for a building that’s too big. It’s important to also consider if your team is going to get bigger, as you don’t want to be stuck with an office that is too small. So, before you look at any offices, ask yourself where do you see your business in one or maybe five years?

Don’t Rush Making a Decision

When you are planning on getting an office space, your first thought might be to pick the first office that seems to fit your needs. If your business is still expanding, then you don’t want to be locked in a five-year contract and find that it’s too small in a year’s time. Patience is key to finding the right office for you. Even if it means that you have to use short-term leases whilst you search for the perfect space.

There are loads of office rental sites online that can help you find the office that you want. For example, you might prefer a fully furnished office, as this can help you save money. You might find that it’s better to try and save your money, so that when the perfect office does come about, you can decorate it to your heart’s content and don’t have to worry about having money issues.

Triple Check your Lease Agreement

This is a really important step, as it just means that you don’t get locked down in a contract that you don’t want. When you are checking over your contract you will want to make sure that you know exactly what you are getting yourself into. Most people won’t understand most of the terms used in real estate, so you’re likely to run into some confusing phrases. Make sure you double check all unfamiliar terms and don’t brush them off.

Before you sign your lease, you’ll want to make sure that you fully understand everything that you are responsible for (e.g. who handles the repairs). If you have to sort out something yourself then you’ll want to make sure that you have enough money in your budget. You’ll also want to make sure that your landlord is happy for you to make changes in your office (if you want to). Sometimes it’s nice if you can make your office your own. If your landlord is happy for you to do this then you can check out these tips here on how to design your office space.
